We prioritize establishing and maintaining strategic partnerships throughout our acquisition, development, and repositioning process. Our investment parameters are defined by the following acquisition criteria:

- Assisted Living, Memory Care, & Independent Living Assets Only
- Preference for value-add communities in Medicaid-friendly states or stabilized assets that are HUD eligible.
- Target Markets: WI, IN, OH, TN, KY, NC, SC, & FL.
- Size: 50+ Unit Facilities
- Price: $1-$20MM per facility

Climate-Controlled Self Storage Development Sites
- 2+ acre parcels in Primary & Secondary Markets
- Must have good visibility and strong traffic counts
- 40K+ minimum population in a 3-mile radius
- Average Climate-Controlled Rents $20+SF/YR
Other: Light Industrial/Flex Warehouse & Single-Tenant Freestanding Retail (60K+ SF)
